Choosing a real estate agent may be one of the most important financial decisions you make. Yet many buyers and sellers spend more time researching a new appliance, a restaurant, or a vacation than they do researching the person who will guide them through one of the largest transactions of their lives.

 

After helping buyers and sellers since 1989 and earning the Five Star Professional Award for 16 consecutive years (2011–2026), I've learned that the difference between a great real estate experience and a frustrating one often comes down to the quality of the agent you choose.

 

The challenge is that many consumers believe all agents are essentially the same. They are not.

 

The Biggest Mistake Consumers Make

 

One of the most common mistakes I see is choosing the next available agent rather than the right agent.

 

Many buyers and sellers assume that all Realtors have access to the same information, the same homes, and the same contracts. While that may be true, what varies greatly is the guidance, knowledge, communication, and experience each agent brings to the table.

 

An inexperienced agent may not know what questions to ask. They may not recognize financing opportunities. They may miss important details that could save you money or strengthen your position in a negotiation. Unfortunately, these missed opportunities often cost clients far more than they realize.

 

A Real-Life Example

 

Several years ago, I met a buyer at one of my open houses. Like many consumers, they believed all agents were basically the same.

 

They stopped by to "test drive" a conversation.

 

Within a few minutes, I began asking questions about their goals, timeline, and financing. During that conversation, I uncovered a financing opportunity through their local credit union that could potentially save them money and improve their buying position. We discussed strategies they had never considered and opportunities no one had previously explained.

 

They left the open house surprised by how much they had learned in such a short time.

 

Later that same day, they visited another open house, found a home they loved, and called me from outside the property to write an offer.

 

The story didn't end there.

 

After successfully helping them purchase that home, they later asked me to help sell it. Together, we reviewed what buyers actually notice when they walk through a property compared to what sellers often think buyers see. Many of the improvements were simple, inexpensive, and involved little more than time and effort.

 

The result?

 

Their home went under contract in one day at full price.

 

The value wasn't in a magic marketing plan. The value was in the details, the preparation, and the consistency of being of service.

 

The Most Important Quality to Look For

 

If I had to choose only one quality that buyers and sellers should look for in a real estate agent, it would be this:

 

The ability to listen.

 

Not just hearing words.

 

Listening.

 

A great Realtor listens to what is being said and what is not being said. They listen for concerns, priorities, fears, motivations, and opportunities that may not yet be fully understood by the client themselves.

 

Sometimes buyers believe they know exactly what they want until a conversation uncovers what truly matters most. Sometimes sellers are focused on one aspect of their home while overlooking features that buyers find incredibly valuable.

 

The best agents help clients discover possibilities they may not have considered.

 

That's where the real magic happens.

 

Questions Every Great Realtor Should Ask

 

Before showing homes or discussing pricing, a great Realtor should be asking thoughtful questions.

 

Some of the most important include:

 

What is your timeline?

Who is involved in making the decision?

Have you fully explored your financing options?

What concerns you most about the process?

What would make this move a success for you?

 

These questions help uncover information that can shape every recommendation moving forward.

 

Without these conversations, agents are simply opening doors.

 

With them, they become trusted advisors.

 

Look Beyond Testimonials

 

When researching agents, don't simply count the number of reviews they have.

 

Read them.

 

Pay attention to how clients felt during the process.

 

Did they feel informed?

 

Did they feel heard?

 

Did they feel supported?

 

Did the agent communicate consistently?

 

Did the agent solve problems?

 

The emotional experience described in testimonials often reveals far more than transaction statistics ever will.

 

Experience Matters More Than Most People Realize

 

Experience doesn't guarantee excellence, but it often provides perspective that can save clients money, stress, and missed opportunities.

 

An experienced Realtor has likely navigated changing markets, financing challenges, inspection issues, appraisal concerns, multiple-offer situations, and unexpected obstacles that can derail a transaction.

 

More importantly, they can often identify potential problems before they become expensive mistakes.

 

When you're making one of the largest financial decisions of your life, that experience can be invaluable.

 

Final Thoughts

 

Choosing a real estate agent isn't simply about finding someone to help you buy or sell a home.

 

It's about finding someone who will listen carefully, ask thoughtful questions, provide meaningful guidance, and help you make informed decisions.

 

The right Realtor® doesn't just help you purchase a property or sell a house.

 

They help you understand the long-term costs, financing opportunities, neighborhood dynamics, and lifestyle considerations that will affect your future long after the closing table.

 

In the end, you're not just choosing a Realtor®.

 

You're choosing a guide.
